I have an all weather road and as long as you stay on it (even where it
is 
grassed over), there will be no problem.  There is an all weather
parking 
area on the west side of the barn that will handle a dozen or more cars.
I 
have been driving in an out every day in the Mercedes  an not even
making a 
rut.  There has been no flooding in my area.  I am above the 100 year
plane 
and picked the highest spot on the place to build.

As for the set up and operating area - I recommend either a change of
shoes 
so that you have some "wet ones" and some "dry ones", or bring some
rubber 
boots.  I have been walking around in my old Rockports and have no
problems 
-- I just kick them off when I go in the house.  I would not suggest 
putting sleeping bag directly on the ground though.

There is also plenty of space under the shed (20' x 60') if someone
wants 
to set up there instead of in the campers.

The biggest problems around here are sticky heat and mosquitoes.
